Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

About our bathroom resealing in Heath End

Homes in Heath End have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We are often asked to deal with black mould in the silicone that won’t clean off and two layers of silicone, both failing, across sinks & splashbacks, kitchen worktops & upstands and shower trays & enclosures.

Somewhere as small as Heath End, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What sealant work can’t fix

New sealant cannot fix everything, and we will tell you before any work starts. Sealant won’t put right:

  • A bath or tray that moves because it isn’t properly supported
  • Cracks in the tray itself rather than the joint
  • Tiles that have come away from the wall

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before booking.

Common questions in Heath End

Is Heath End within the area you cover?

Yes. Heath End is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Midgham station. Can you help?

Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

Where do you work from?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

Are you fully insured?

Yes, we’re fully insured for every job we do.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Give the silicone its full cure time
  • Move toiletries away from the joint
  • Keep an eye on the corners, where splits start
  • Never pick at the silicone with a blade

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Heath End homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around Saint Mary's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like The Hurst School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How it works

We keep the work tidy and contained to the joints we’re treating. The job usually takes two to three hours for a typical bath, depending on how much old sealant there is. In a small place like Heath End, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules

What affects the quote in Heath End

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The number of rooms or windows
  • Access and height
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Helping us quote

Before you ask for a quote, have a think about:

  • Photos by email, if that’s easy
  • The problem you’ve noticed
  • Any previous sealing or DIY work
  • Whether it’s a home or a business

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.

When to call us in Heath End

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

Look out for any of the following:

  • Leaking joints on a shower screen
  • Smears of silicone across the tiles
  • Water getting behind the bath panel
  • Shrunken sealant along the back of a worktop

Rented homes near Midgham station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What your quote should include

  • Whether they seal over old material or remove it
  • Whether you can choose the colour
  • Who does the work, and how experienced they are
  • What the cure time is

Our hiring checklist

Different surfaces, different methods

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we will say so.
