When it is not the sealant
We’d rather tell you now than do work that will not last, so these are the limits:
- Water getting in through the grout rather than the sealant
- Loose or hollow tiles, or failed tanking behind them
- A tray or bath that’s cracked through
If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.
What we seal
- Baths
- Wet rooms
- Shower trays & enclosures
- Sinks & splashbacks
- Basins & vanity units
- Kitchen worktops & upstands
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Wait for the cure time we give you
- Never pick at the silicone with a blade
- Move toiletries away from the joint
- Squeegee the walls and tray after use
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
How it works
When we arrive, we look over the joints with you first. We protect the surfaces around the joints before work begins. The work generally takes a couple of hours for a single bath or shower. In a small place like Cole Henley, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
How to prepare
- Tell us about any water getting in
- Clear items away from the joints we are working on
- Tell us about access, such as stairs, a lift or high-level joints

Related advice
Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Cole Henley homes and their sealant
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
If you look after a building such as Testbourne Community School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Leave it or put it right?
You don’t need a new bathroom because the sealant looks bad. Replacing the joint is generally all it takes, provided the bath, tray and tiles are in good order. If we find a deeper problem, you’ll hear it from us. Older cottages and farmhouses around Cole Henley can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Cole Henley questions
Do you work for landlords with property near Whitchurch (Hampshire) station?
Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.
Is Cole Henley within the area you cover?
Yes, Cole Henley is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does the resealing come with a guarantee?
Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Can new silicone go straight over the old?
No. Fresh silicone cannot stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
What we are called out for in Cole Henley
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
People usually contact us after spotting something like this:
- Shrunken sealant along the back of a worktop
- A messy, uneven bead from a previous reseal
- A reseal done over the top of the old bead
- Failed sealant on the screen profile
Letting a property close to Whitchurch (Hampshire) station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What to look for in a quote
- Whether they seal over old material or remove it
- How much experience the applicator has
- Which sealant they’ll use, and why
- Whether you can choose the colour
