Bathroom resealing in Cliasmol, done properly

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you are dealing with black spots spreading through the bead and water escaping at the shower enclosure, we can put it right.

Bathrooms in smaller places like Cliasmol work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Questions from Cliasmol

Can you do bathroom resealing in Cliasmol?

Yes. We work across all of Scotland, and Cliasmol is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

What guarantee comes with bathroom resealing in Cliasmol?

All our work, in Cliasmol and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

How much does bathroom resealing cost in Cliasmol?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can you quote for more than one area?

Yes, we can. More than one area can be quoted together.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Stick to a soft cloth and a mild cleaner
  • Open a window or run the fan so the room dries
  • Don’t let bottles sit on the bead
  • Keep scourers and sharp tools away from the bead

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Common problems we fix in Cliasmol

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

The most common problems we see are:

  • Gaps between the worktop and the wall
  • Water escaping at the shower enclosure
  • Two layers of silicone, both failing
  • Cracked, shrunken or lifting silicone

Around Cliasmol, as everywhere, bathroom resealing is only as good as the preparation behind it.

What to look for in a quote

  • What the cure time is
  • What insurance they hold
  • What the quote includes, VAT included or not
  • Which colour the sealant will be

10 questions to ask before booking

Surface by surface

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

Cliasmol homes and their sealant

Cliasmol is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For jobs in and around Cliasmol, choosing the right material for each joint is as important as a tidy finish.

When something else is needed

Before you book, it’s worth knowing the limits:

  • Failed grout lines across the wall

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What affects the cost of bathroom resealing

We don’t publish a price list, because no two jobs are the same. What we look at:

  • How easy the joints are to reach
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Helping us quote

To make quoting easier, please include:

  • Any previous sealing or DIY work
  • Where the property is
  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email

Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear quote before we start.

What happens on the day

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outside jobs in Cliasmol need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep pets and children clear of the area while we work
  • Tell us if parking is tricky
