Bathroom resealing for Borden homes and businesses

About our bathroom resealing in Borden

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you have smears of silicone across the tiles and failed sealant on the screen profile, we can put it right.

Being in a small place like Borden makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

All our work comes with a one-year guarantee.

What we cannot put right

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Water coming from the plumbing rather than the joint
  • Cracked or missing grout between tiles (that is regrouting)
  • Tiles that have come away from the wall

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.

Where we work in Borden

  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Baths
  • Sinks & splashbacks
  • Basins & vanity units

When to call us in Borden

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

These are the problems we are asked about most:

  • Lumpy, uneven sealant from a DIY attempt
  • Leaks into the floor or ceiling below
  • Black spots spreading through the bead
  • New sealant laid over old sealant that is now lifting

Rented homes near Liss station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Before you book anyone

  • Is the old sealant removed completely?
  • How long to leave it before use
  • What happens if they find a problem under the old sealant
  • Whether VAT is included

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

How we quote for bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • Whether there’s mould to deal with

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Asking for a quote

To help us quote quickly, please include:

  • The type of property

Borden homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around Church of St Peter, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How it works

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes half a day or less for one room, longer when the kitchen is included for a typical job. In a small place like Borden, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Preparing for the visit

  • Clear the area around the work
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

Related advice

Borden: your questions answered

Is Borden within the area you cover?

Yes. Borden is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Liss station?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.

What colours of sealant can you use?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

How long does it take to reseal a bath or shower?

Allow a couple of hours for a single bath or shower. We will confirm how long your job needs when we quote.

How long before the new sealant can get wet?

We give you the cure time before we leave, and it’s normally around 24 hours. Getting it wet too early can spoil the new joint.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Looking after it afterwards

So the new joints stay in good condition:

  • Run the extractor fan during and after every shower
  • Give the silicone its full cure time
  • Wipe up water along the back of the worktop
  • Stick to a soft cloth and a mild cleaner

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
