Bathroom resealing for homes and businesses in Aston Upthorpe
A bead that has gone black, split or come away is worth sorting before it lets water through. Just phone 0345 464 0079 or drop us an email with a photo of the joints, and we’ll send you a clear quote for bathroom resealing in Aston Upthorpe. We work on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands, and the jobs we see most are black spots spreading through the bead and water getting behind the kitchen upstand.
Around Aston Upthorpe, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What affects the cost of bathroom resealing
Your quote is based on your job. We look at:
- The old material and how stubborn it is
- Access and height
- The amount of work
- The product the joint needs
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.
What we need to know
To make quoting easier, let us know:
- The problem you’ve noticed
- How we’d reach the joints
- Any previous sealing or DIY work
- The rough size of the job
For a quote, phone 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
Bathroom resealing in Aston Upthorpe: local notes
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For an older house near a landmark such as Church of St Michael, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like South Moreton Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Cholsey station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Aston Upthorpe is about 3 miles south-east of Didcot, in Oxfordshire. Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Move toiletries away from the joint
- Clean with a mild bathroom cleaner and a soft cloth
- Wipe up water along the back of the worktop
- Open a window or run the fan so the room dries
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Where a wall is exposed, as many are in small places like Aston Upthorpe, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

FAQs for Aston Upthorpe
Do you cover Aston Upthorpe for bathroom resealing?
Yes. Our work covers London and the South East, and Aston Upthorpe is part of that. You can call 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear price.
Do you cover smaller places like Aston Upthorpe?
Yes. Aston Upthorpe is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
Does the resealing come with a guarantee?
Yes. We give a 12-month guarantee on every job, and we are fully insured.
Where are you based?
Our base is Crawley. We work across South East England, London and Scotland.
Is white the only colour available?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
What sealant work can’t fix
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Water coming from the plumbing rather than the joint
- Cracked or missing grout between tiles (that’s regrouting)
- Damage behind the tiles that needs a tiler
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before booking.
Surfaces we seal
- Wet rooms
- Basins & vanity units
- Baths
- Sinks & splashbacks
- Kitchen worktops & upstands
- Shower trays & enclosures
The process
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom from start to finish. Somewhere as small as Aston Upthorpe, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any previous sealing or DIY attempts
