Window & door mastic in Worth, West Sussex
Problem with your window and door frames in Worth? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- A bead that does not match the frame
- Mastic that has split away from the wall
- Gaps left after new windows were fitted
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Do not use solvent cleaners on the joint
- Avoid blasting the frames with a pressure washer
- Ventilate rooms so frames don’t stay wet inside
- Wash the frames with mild soapy water
Most silicone sealants won’t take paint, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
Leaks usually show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
How we handle window mastic in Worth
Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that cannot move properly, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. If you’re dealing with old mastic that has gone black or come away and mastic that has split away from the wall, we can help.
In a smaller place like Worth, some walls face open ground and catch the full force of the weather, so exposed windows and doors face the weather head on. That is hard on the mastic around frames and sills.

Questions from Worth
Do older homes in Worth need their sealant replacing?
Generally, yes, if it’s cracked, shrunk, mouldy or coming away. The key is cutting all the old sealant out, as new sealant will not bond to it.
Do you cover smaller places like Worth?
Yes. Worth is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Do you work for letting agents?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Can new sealant go over the old?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

What we are called out for in Worth
On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.
Keep an eye out for these signs:
- Mastic that has split away from the wall
- Gaps where the sill meets the wall
- Draughty joints inside around the window
- Rain getting in at the frame or under the sill
If you let a flat or house near Three Bridges station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Frames and glazing around Worth
Historic houses like Gravetye Manor (about 4.2 miles south-east) are a reminder that the area around Worth has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Worth is part of Crawley, one of the post-war new towns. With many homes from the post-war decades, replacement windows and doors are common. That mastic ages as well, and sills and frame heads are where leaks start.
For site and facilities teams at buildings such as Maidenbower Junior School, larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near St Nicholas' Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How the visit works
All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a few frames, or a day or more for a whole house. A visit to Worth is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
How to prepare
- On commercial sites, let us know about site rules
- Mention any tricky access
- Keep pets and children clear of the area while we work
How to get a quote
Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.
Advice
What sealant work can’t fix
Sealant is not the answer to every problem, and we’ll tell you before work begins. It won’t solve:
- Broken hinges, locks or handles
- Rotten timber, which needs a joiner first
- A door that needs adjusting, rehanging or new seals
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before booking.
Joints and surfaces we work on
- Window sills
- uPVC windows
- Patio & French doors
- Composite doors
- Aluminium frames
- Timber windows & doors
Different surfaces, different methods
Aluminium frames
Coated aluminium needs a compatible sealant, and acetoxy silicones are not used, as they can attack some metals. Neutral-cure sealant is the safe choice.
uPVC windows
We clean the frame edge carefully so the plastic isn’t marked, then the sealant goes in between frame and wall.
