Window mastic in Woodlands
Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. The sealant then grips the two sides it should. We work on aluminium frames, uPVC windows and patio & French doors, and the jobs we see most are old mastic that has gone black or come away and untidy mastic left by window fitters.
Somewhere as small as Woodlands, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
The process
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a handful of frames, longer for a whole house and we leave things clean and tidy. For a village or hamlet like Woodlands, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Keep children and pets away from the work area
- Mention any sign-in or site rules at work premises
- Where the joints are inside, avoid wetting them before we arrive

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you look after a building such as Netley Marsh Church of England Infant School, the mastic around its windows and doors needs looking after like any other building’s.

Why deal with it now?
A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Older cottages and farmhouses around Woodlands can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, phone 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

Keeping the joints in good condition
So the new joints stay in good condition:
- Ventilate rooms so frames don’t stay wet inside
- Use gentle cleaners on frames and sealant
- Look round the frames every year or so
- Paint up to the joint, not over it
Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just ring 0345 464 0079 or send us an email.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Woodlands questions
Is Woodlands within the area you cover?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Ashurst New Forest station?
Yes. We work for landlords and letting agents as well as householders. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.
Will there be a smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Do you take out the old sealant first?
Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access.
Does the work come with a guarantee?
Yes, with our one-year guarantee. A yearly look at the joints helps them last.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can you get sealant to suit coloured frames?
Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.
What we’re called out for in Woodlands
Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. A sealant that cannot keep up eventually tears.
It’s worth asking for a quote if you see:
- Damp patches on the reveal after heavy rain
- Cold air getting in at the frame edge
- Cracked sealant at the sill ends
- Black, perished sealant on frames
For landlords with property near Ashurst New Forest station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
Questions to ask before you book
- How the colour is chosen
- Who turns up on the day
- What happens if they find a problem under the old sealant
- How long to leave it before use
What sealant work cannot fix
It helps to know what we cannot do:
- Penetrating damp from a failed cavity tray or render
- Broken hinges, locks or handles
- A failed sealed unit that has misted up
If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.
