Fire rated sealant for homes and businesses in Woodlands

Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. We work on plasterboard & masonry, door frames and pipe & cable gaps, and the jobs we see most are gaps where walls meet ceilings or slabs and unsealed gaps around fire door frames.

If you have holiday lets, a converted barn used for business or a community building near Woodlands, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

There’s a 12-month guarantee on every job, whatever its size.

Commercial buildings in Woodlands

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

If you look after a building such as Netley Marsh Church of England Infant School, service openings in fire-resisting walls need checking after any refurbishment. Letting a property close to Ashurst New Forest station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Woodlands is about 2 miles south-west of Totton, in Hampshire. We provide fire rated sealant to homes and businesses in Woodlands and nearby. We cover 683 towns and villages across Hampshire. We also work in Southampton, around 6 miles away.

What the job involves on each surface

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.

Service penetrations

New gaps tend to show up where services have been added. We clean out what’s there and reseal to the right depth over any backing the detail calls for.

Why deal with it now?

Fire-rated sealants are less forgiving than ordinary ones. How it’s installed changes how it performs, and we work to the product details every time. Around Woodlands, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Include hidden areas like risers in routine checks
  • Allow for resealing whenever new services are run
  • File the fire-stopping record where your assessor can find it
  • Flag any open gap you spot round a pipe or cable

Leave the sealant to cure fully before painting near it. Not every fire-rated sealant takes paint.

Open gaps do not only matter in a fire: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes anything from a few hours to several days, depending on how many gaps there are. Somewhere as small as Woodlands, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your records.

How to prepare

  • Try not to wet indoor joints just before the visit
  • For business premises, tell us about site rules or sign-in
  • Mention any tricky access

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

When something else is needed

A few problems are outside what sealant work can do:

  • Fire doors that need new seals, closers or hardware
  • Construction that doesn’t provide fire resistance on its own
  • Deciding what fire stopping a building needs

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.
