In fairness, some problems need a different trade:

  • Condensation trapped between the panes
  • Damp problems in the wall away from the window
  • Broken hinges, locks or handles

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Frames and glazing around Winkfield Street

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as St Leonard's Hill (about 2.8 miles north-east) nearby, there’s older building stock in the area around Winkfield Street as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For an older house near a landmark such as Church of St Mary, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to Martins Heron station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What we do, step by step

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a morning for a couple of windows and a door. In a small place like Winkfield Street, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Leave it or put it right?

Not every sealant suits a window. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Older cottages and farmhouses around Winkfield Street can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Why us?

  • White, clear, grey or coloured to suit, where the product allows
  • Experience in homes, commercial sites and hotels
  • A sealant colour to suit the surroundings
  • Fully insured

Surface by surface

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

How we quote for window mastic

We do not publish a price list. The quote depends on:

  • The number and length of the joints
  • The product the joint needs
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or drop us an email and we’ll talk you through it.

Helping us quote

Before you ask for a quote, have a think about:

  • How we’d reach the joints
  • Where the property is
  • A few pictures by email, if you can
  • The problem you’ve noticed

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
