Window Mastic in Brockhill

Problem with your window and door frames in Brockhill? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.

  • Mastic that has split away from the wall

Need window mastic in Brockhill?

Window mastic in Brockhill, done properly

The new joint does not have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. If you have mastic that’s falling out in pieces and hard, cracked sealant around windows, we can put it right, on aluminium frames, uPVC windows and window sills alike.

Somewhere as small as Brockhill, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Brockhill: your questions answered

Do you cover smaller places like Brockhill?

Yes. Brockhill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you do window mastic in Brockhill?

Yes. Our work covers London and the South East, and Brockhill is part of that. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.

Do you work for letting agents?

Yes, often. Several properties can be quoted together.

How many windows can you do in a day?

That depends on the number of frames, how they’re reached and the state of the old mastic. We will tell you how long your job needs when we quote.

What does window mastic cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

How long before the joint can be used?

Different products cure at different speeds, so please follow the time we give you.

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

The process

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a morning for a couple of windows and a door. For a village or hamlet like Brockhill, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Before we arrive

  • Clear the area around the work
  • Keep children and pets away from the work area
  • Where the joints are inside, avoid wetting them before we arrive

Advice

When to call us in Brockhill

Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. That is what backing rod is for.

Common reasons people contact us are:

  • A bead that does not match the frame
  • Damp patches on the reveal after heavy rain
  • Leaking joints at the ends of sills
  • Rushed sealant from a window installation

If you let a flat or house near Martins Heron station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Questions to ask before you book

  • Is VAT in the price?
  • When the joint can take water or movement
  • Whether the sealant suits the joint
  • What insurance they hold

How to choose a mastic man

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Different surfaces, different methods

Patio & French doors

Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that, where a rigid one would crack.

Aluminium frames

Metal frames expand in the sun and are often slim, with little room for error. A neat, narrow bead in a colour to match keeps the clean look.

Landlord and commercial work in Brockhill

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Windows and doors in Brockhill

With historic houses such as St Leonard's Hill (about 3.4 miles north-east) nearby, there’s older building stock in the area around Brockhill as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as Church of St Mary, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Honest limits

New sealant cannot fix everything, and we’ll tell you before any work starts. It will not solve:

  • A frame that has rotted at the joint
  • Faulty window hardware
  • Damp coming through the wall itself rather than the frame joint

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before booking.

Surfaces we seal

  • Composite doors
  • Window sills
  • Aluminium frames
  • Patio & French doors
  • Timber windows & doors
  • uPVC windows

How we quote for window mastic

The quote reflects the job in front of us. We look at:

  • Access and height
  • The size of the job
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.

What to tell us for a quote

To make quoting easier, let us know:

  • How many joints, rooms or windows are involved
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • Whether it’s a home or a business

Need a quote? Please ring 0345 464 0079 or drop us an email and tell us about the job. We’ll explain what we’d do and give you a clear quote before we start.
