What sealant work cannot fix
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Failed tanking or loose tiles behind the sealant
- Certifying fire stopping or building compliance
- A shower tray, bath or basin that is cracked or broken

Commercial sealant for homes and businesses in Brockhill
For a rental portfolio, resealing between tenants keeps bathrooms and kitchens presentable. Several addresses can go on one quote. We work on rental portfolios, welfare facilities and student & care accommodation, and the jobs we see most are whole floors of tired en suites and water marks on ceilings under bathrooms.
If you have holiday lets, a converted barn used for business or a community building near Brockhill, the washrooms, kitchens and any fire-rated joints need the same care as a big site.
There’s a 12-month guarantee on every job.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Keep strong chemicals and scourers off the joints
- Book larger programmes for quieter times of year
- Act on lifting sealant before it leaks
- Tell cleaning staff when each room can be used
Extract fans need to work. In internal bathrooms, a weak or broken fan lets moisture linger, and that is what keeps mould away.
Mould in shared washrooms gets noticed and talked about. Left long enough, it spreads through the bead, and only replacement fixes it.
The process
The work is kept neat and contained to the joints we’re treating. Expect the work to take as long as the scope needs, from one welfare room to a full building, and we explain the cure time before we leave. For a village or hamlet like Brockhill, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We walk the site with you and agree the rooms, the order and the hours.
- Each area is protected and the old sealant cut out completely.
- We clean the joints, treat any mould and let them dry.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
- Rooms are checked and returned with a cure time so staff know when to use them.
Before we arrive
- Tell us if parking is tricky
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any previous sealing or DIY attempts

Advice
Surface by surface
Hotel bathrooms
Guest bathrooms are resealed room by room or in batches, keeping most of the hotel open. Housekeeping get a cure time for each room.
Welfare facilities
Shower rooms in welfare blocks get heavy use and need sound joints. We reseal with anti-fungal sanitary silicone, including accessible wet rooms.

How we quote for commercial sealant
We don’t publish a price list, because no two jobs are the same. What we look at:
- The number and length of the joints
- The type of sealant required
- How many areas need sealing
- Any working-time requirements on site
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- How we’d reach the joints
- The problem you’ve noticed
- How many joints, rooms or windows are involved
- Where the property is
We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, phone 0345 464 0079 or drop us an email.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
What happens if it’s left?
Sealing over the old bead can seem the fastest option, but it won’t bond, and it lifts again soon. One proper reseal beats several quick ones. Where a wall is exposed, as many are in small places like Brockhill, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Common questions in Brockhill
Do you cover smaller places like Brockhill?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Brockhill in your area for commercial sealant?
Yes. We work across London and the South East, and Brockhill is part of that. You can ring 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear quote.
Can you reseal hotel rooms while we stay open?
Normally, yes. We agree the room order and times with your managers, and each room is handed back with a cure time.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Brockhill, along with the rest of our area.
How long do rooms need to be out of use?
Plan for around 24 hours, or the cure time we give for that area. A room-by-room programme keeps only a few rooms out at once.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Commercial sealant in Brockhill: local notes
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Letting a property close to Martins Heron station? Then sealant work can be quoted for a single flat or a whole portfolio. If you look after a church, hall or community building such as Church of St Mary, halls and community kitchens see heavy use, and their sealant shows it.
