Window mastic for homes and businesses in Winchburgh

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty. If the draught is through the window seals instead, we’ll tell you. Typical jobs include cracked or shrunken mastic around the frame and water coming in at the bottom corners of a door, on patio & French doors, composite doors and aluminium frames.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

Big or small, it’s backed by our one-year guarantee.

Common problems we fix in Winchburgh

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.

People generally contact us after spotting one of these:

  • Draughty joints inside around the window
  • Sealant in the wrong colour for the frame
  • Black, perished sealant on frames
  • Damp patches on the reveal after heavy rain

If you look after a building such as Winchburgh Academy, larger buildings have plenty of frames, and the mastic around each one ages.

Before you book anyone

  • Which colour the sealant will be
  • How long the guarantee is
  • Who turns up on the day
  • Whether the sealant suits the joint

What window mastic looks like in Winchburgh

Winchburgh is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you let a flat or house near Uphall station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Surface by surface

Composite doors

An exposed front door gets wind-driven rain. We pay most attention there.

Patio & French doors

Water at the foot of a door frame isn’t always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

The process

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in Winchburgh need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises
  • Mention any tricky access

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Keep drainage slots and sill grooves clear
  • Keep paint off silicone joints
  • Ventilate rooms so frames don’t stay wet inside
  • Walk round the house once a year and look at the joints

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.

What affects the cost of window mastic

For a quick quote, just ask. The main things that affect it are:

  • Which sealant suits the joint
  • How many rooms, windows or areas are involved
  • When we can work, for business premises
  • Any mould that needs treating

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What we need to know

To make quoting easier, please include:

  • Any access issues, like height or stairs
  • The address or postcode of the job
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear price before any work starts.

Questions from Winchburgh

Will you come out to Winchburgh?

Yes. Winchburgh is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Uphall station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Can you do the inside joint as well?

Yes. Indoors, we seal between the frame and the plaster or reveal.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.

Is the new sealant paintable?

Most silicone cannot be painted. Let us know beforehand, and we’ll use a paintable product where it suits.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Do you have insurance?

Yes. We are fully insured.
