Common questions in Wick Hill
Do you work for landlords with property near Bracknell station?
Yes. We work for landlords and agents as well as householders. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.
Should the sealant in an older Wick Hill home be renewed?
If it hasn’t been replaced for some years, it’s normally worth it. Sealant is a maintenance item: how long it lasts depends on use, cleaning and exposure.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Is the new sealant paintable?
It depends on the sealant. Some hybrid sealants can be painted; silicone can’t. Mention any painting plans before work begins.
Do you come to Wick Hill?
Yes, we do. Our applicators work in Wick Hill, and the service is the same as everywhere else.
Can resealing stop a draught around my window?
Often, yes. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Do you seal inside as well as outside?
Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.
Window mastic for homes and businesses in Wick Hill
Frames and walls do not move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on timber windows & doors, window sills and aluminium frames, and people most often call us about hard, cracked sealant around windows and gaps between the frame and the inside reveal.
In smaller places like Wick Hill, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. The right sealant depends on the frame and on what it sits in.
You get a one-year guarantee, the same in Wick Hill as everywhere else we work.

Different surfaces, different methods
Patio & French doors
Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
Window sills
Where a sill meets brick or render, the ends often crack first. We reseal them so rain can’t run into the wall.
Landlord and commercial work in Wick Hill
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
What happens on the day
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours for a few frames, or a day or more for a whole house. For a job in Wick Hill, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Keep pets and children clear of the area while we work
- Let us know about stairs, lifts or work at height

Frames and glazing around Wick Hill
Bracknell, which Wick Hill is part of, is one of England’s post-war new towns. Many homes date from the post-war decades, and many will have had their original windows replaced. That mastic ages as well, and sills and frame heads are where leaks start. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you live in an older home near Holy Trinity Church, the joint between an old wall and a newer frame is normally the first place rain gets in. Schools such as Warfield Church of England Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

What we can’t put right
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Damp coming through the wall itself rather than the frame joint
- Faulty window hardware
- A failed sealed unit that has misted up
Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before booking.

What happens if it’s left?
A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. Homes in smaller places like Wick Hill can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear quote before work begins.
Why book with us
- Domestic, commercial and hotel work
- We are fully insured
- We never seal over old sealant
- A sealant colour to suit the surroundings
Do you need window mastic in Wick Hill?
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, and it lets go sooner than it should.
These are the problems we are asked about most:
- Hard, cracked sealant around windows
- Black, perished sealant on frames
- Draughty joints inside around the window
- Draughts coming in around windows and doors
Rented homes near Bracknell station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
What your quote should include
- Who turns up on the day
- Are they insured?
- How long to leave it before use
- What guarantee comes with the work
Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
