Window mastic in Quelm Park: local notes

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Bracknell, which Quelm Park is part of, is one of England’s post-war new towns. With many homes from the post-war decades, replacement windows and doors are common. The mastic around replacement frames ages too, and gaps at sills and frame heads are where water gets in.

Letting a property close to Bracknell station? Then renewing tired window mastic between tenants heads off draught and damp complaints. If you live in an older home near St Andrew, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Sandy Lane Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

How we handle window mastic in Quelm Park

Around Quelm Park we seal all kinds of frames: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on aluminium frames, composite doors and uPVC windows, and people most often call us about gaps left after new windows were fitted and water coming in at the bottom corners of a door.

Houses in smaller places like Quelm Park can stand more in the open than those in a built-up town, so exposed windows and doors face the weather head on. That’s hard on the mastic around frames and sills.

Every job comes with a one-year guarantee, wherever you are in Bracknell Forest.

Landlord and commercial work in Quelm Park

Letting agents and landlords in Quelm Park can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from an hour or two to a full day, depending on how many frames there are and we leave things clean and tidy. A visit to Quelm Park is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Let us know about parking restrictions
  • Mention any tricky access

Leave it or put it right?

Resealing frames is a short job: it takes a few hours for a handful of frames, longer for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. Homes in smaller places like Quelm Park can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, call 0345 464 0079 or email us and we will give you an honest view and a quote.

What you get with us

  • A 12-month guarantee on all work
  • Trusted Arbo and Everbuild sealants
  • Anti-fungal silicone where joints get wet
  • Any old sealant cut out fully, not covered over

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How the job changes by surface

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.

How we quote for window mastic

There’s no set price list, because jobs vary so much. The quote depends on:

  • The product the joint needs
  • The number of rooms or windows
  • Working hours on commercial sites
  • Whether there’s mould to deal with

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What we need to know

Before you ask for a quote, have a think about:

  • The problem you’ve noticed
  • A few photos by email, if you can
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved before giving you a price.

Questions from Quelm Park

Should the sealant in an older Quelm Park home be renewed?

If it hasn’t been replaced for some years, it’s usually worth it. Sealant is a maintenance item: how long it lasts depends on use, cleaning and exposure.

Is Quelm Park within the area you cover?

Yes, Quelm Park is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Will resealing my frames help with draughts?

Often, yes. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

Can I paint over the new sealant?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Does the work come with a guarantee?

Yes. Every job comes with our 12-month guarantee, and we are ARBOMaster approved applicators.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Do not aim a pressure washer at the joints
  • Walk round the house once a year and look at the joints
  • Wipe condensation off the frames
  • Clean frames with a soft cloth and soapy water

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
