Trusted window mastic in Whitley

Signs you need window mastic in Whitley

Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar never bonded as it should, so it comes away long before its time.

The problems people normally mention when they call are:

  • White mastic on grey or black frames
  • Rain getting in at the frame or under the sill
  • Hard, cracked sealant around windows
  • Gaps where the sill meets the wall

If you let a flat or house near Reading Green Park station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

How to choose a mastic man

Window mastic in Whitley, done properly

Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on patio & French doors, timber windows & doors and uPVC windows, and people most often call us about untidy mastic left by window fitters and gaps between the frame and the inside reveal.

In smaller places like Whitley, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. The right sealant depends on the frame and on what it sits in.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

How it works

You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a morning for a couple of windows and a door for a typical job. A visit to Whitley is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky

Advice

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Surface by surface

uPVC windows

uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.

Aluminium frames

Metal frames expand in the sun and are often slim, with little room for error. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.

Frames and glazing around Whitley

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you live in an older home near St Agnes, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as John Madejski Academy, larger buildings have plenty of frames, and the mastic around each one ages.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Check the mastic once a year
  • Do not paint over the silicone
  • Avoid harsh chemicals near the mastic
  • Avoid blasting the frames with a pressure washer

A yearly look round the frames is enough. Small splits are simple to catch before they leak.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
