Window mastic in Horncastle, done properly

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. Where the air is getting in through the window itself, we will say so. We work on composite doors, timber windows & doors and window sills, and people most often call us about rain getting in at the frame or under the sill and cracked or shrunken mastic around the frame.

In smaller places like Horncastle, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. The right sealant depends on the frame and on what it sits in.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Questions from Horncastle

Do you cover smaller places like Horncastle?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Reading West station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Can you do the inside joint as well?

Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Can new window sealant be painted?

Not if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.

Can you do several jobs on one visit?

Yes, we can. More than one area can be quoted together.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from an hour or two to a full day, depending on how many frames there are, and the area is left clean. A visit to Horncastle is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Walk round the house once a year and look at the joints
  • Air rooms to keep condensation down around windows
  • Clean frames with a soft cloth and soapy water
  • Paint up to the joint, not over it

Silicone cannot usually be painted, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Leave it or put it right?

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. In an older home around Horncastle, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before work begins.

Windows and doors in Horncastle

With historic houses such as Mapledurham House (about 2.8 miles north) nearby, there’s older building stock in the area around Horncastle as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Rented homes near Reading West station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For site and facilities teams at buildings such as Kennet Valley Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Do you need window mastic in Horncastle?

Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

Keep an eye out for any of the following:

  • Sealant in the wrong colour for the frame
  • Cracked or shrunken mastic around the frame
  • Old mastic that has gone black or come away
  • Gaps where the sill meets the wall

Homes close to Church of St Michael include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What sealant work cannot fix

To be straight with you, there are a few things sealant will not fix:

  • Broken hinges, locks or handles
  • Rotten timber, which needs a joiner first
  • Draughts through the window seals rather than the frame
