Landlords, agents and businesses in Whitehawk

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

We also work for property managers and facilities teams. We can quote a run of properties together.

What happens if it’s left?

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. Around Whitehawk, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Timber windows & doors

Timber moves with moisture as well as heat, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.

Composite doors

An exposed front door gets wind-driven rain. Those corners get the most care.

Windows and doors in Whitehawk

Whitehawk is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Historic houses like Royal Pavilion (about 1.4 miles west) are a reminder that the area around Whitehawk has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to St Cuthman's include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in. Schools such as City Academy Whitehawk are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from an hour or two to a full day, depending on how many frames there are. For a job in Whitehawk, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access
  • Tell us about any water getting in

When to call us in Whitehawk

Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.

The problems people generally mention when they call are:

  • Cold air getting in at the frame edge
  • Cracked sealant at the sill ends
  • Rain getting in at the frame or under the sill
  • White mastic on grey or black frames

Letting a property close to Brighton station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How to choose a mastic man

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
