Window Mastic in Westergate
Professional window mastic in and around Westergate, with every bit of old sealant taken out first and a 12-month guarantee.
- Cracked or shrunken mastic around the frame
- Old mastic that has gone black or come away
- Water coming in at the bottom corners of a door
Window mastic for homes and businesses in Westergate
If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. We work on composite doors, timber windows & doors and uPVC windows, and the jobs we see most are hard, cracked sealant around windows and white mastic on grey or black frames.
In a smaller place like Westergate, some walls face open ground and catch the full force of the weather. The mastic around frames on those walls tends to age faster.
Our work is backed for twelve months, in Westergate and everywhere else we cover.

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
What affects the quote in Westergate
Jobs vary more than people expect. What affects the quote:
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
- The size of the job
- Whether the work is at height
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- What’s wrong with the joints now
- If someone has resealed it before
- Any access issues, like height or stairs
- The type of property
Need a quote? Please phone 0345 464 0079 or send us an email and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.
Honest limits
Before you book, it’s worth knowing the limits too:
- Damp coming through the wall itself rather than the frame joint
- Draughts through the window seals rather than the frame
- Condensation trapped between the panes
If you’re not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer.

Windows and doors in Westergate
With historic houses such as Goodwood House (about 4 miles north-west) nearby, there’s older building stock in the area around Westergate as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For landlords with property near Barnham station, renewing tired window mastic between tenants heads off draught and damp complaints. Schools such as Aldingbourne Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

What happens on the day
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning for a couple of windows and a door, and the area is left clean. In a smaller place like Westergate, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.

How to look after the new joints
A little care helps the new joints last. Our advice:
- Keep paint off silicone joints
- Keep solvents and bleach off the sealant
- Look round the frames every year or so
- Avoid blasting the frames with a pressure washer
A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early.
Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
When to call us in Westergate
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.
Common reasons people contact us include:
- Cold air getting in at the frame edge
- Gaps between the frame and the inside reveal
- Mastic that has split away from the wall
- Mastic that is falling out in pieces
Historic houses such as Goodwood House, about 4 miles north-west, show how far back building around Westergate goes, and older homes nearby need a sealant that suits their walls.
What your quote should include
- What preparation is included
- The length of the guarantee
- When the joint can take water or movement
- How the colour is chosen
DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
