West Town Window Mastic
Window mastic across West Town and nearby, with old sealant always removed completely and a one-year guarantee.
- Cracked sealant at the sill ends
- Mastic that is falling out in pieces
- White mastic on grey or black frames
Do you need window mastic in West Town?
A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.
Look out for any of the following:
- Rain getting in at the frame or under the sill
- Gaps where the sill meets the wall
- Mastic that is falling out in pieces
- Cracked or shrunken mastic around the frame
If you let a flat or house near Fratton station, renewing tired window mastic between tenants heads off draught and damp complaints.

Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Make sure the drainage slots aren’t blocked
- Keep paint off silicone joints
- Avoid harsh chemicals near the mastic
- Repaint timber before it’s bare
Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
Can I do it myself?
A DIY attempt does not rule out a professional job. We cut it out and start again.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What happens if it’s left?
If you’re painting or rendering, reseal at the same time. Fresh joints finish the job neatly. Around West Town, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Questions from West Town
Do you cover smaller places like West Town?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does the coastal weather in West Town affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.
Can landlords and businesses book you?
Yes, regularly. Several properties can go on one quote.
Is it OK to seal over old sealant?
No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Can you reach windows above the ground floor?
Yes, if safe access is possible. Higher or awkward frames may need extra access, and we will confirm what’s needed.
Can you match the sealant to my frames?
Yes, in most cases. Mention the frame colour when you ask for a quote and we’ll use the nearest match.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. We cover West Town and the rest of Hampshire, along with the rest of our area.
Frames and glazing around West Town
West Town is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For site and facilities teams at buildings such as Mengham Infant School, the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near St Mary's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
West Town is about 1 mile west of South Hayling, in Hampshire. Whether you’re in the middle of West Town or further out, we cover window mastic for every kind of property. We cover 683 towns and villages across Hampshire.
Here we cover the PO11 postcode area for window mastic. If you need window mastic at a property on West Lane, Beach Road and Bacon Lane or anywhere close by, we can help. If you’re just outside West Town, we cover South Hayling (1 mile east), Tourner Bury (1 mile east), Stoke (2 miles north), Tye (2 miles north-east) and North Hayling (3 miles north-east). We also work in nearby towns such as Gosport (7 miles west), Havant (5 miles north), Fareham (10 miles north-west), Horndean (8 miles north), Waterlooville (7 miles north) and Petersfield (15 miles north).

How the visit works
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours for a few frames, or a day or more for a whole house. In a smaller place like West Town, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height

How we quote for window mastic
Jobs vary more than people expect. The main factors:
- The size of the job
- Mould in or behind the old joints
- The old material and how stubborn it is
- Which sealant suits the joint
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Helping us quote
You don’t need to know the technical terms. It helps if you can tell us:
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
- The address or postcode of the job
- The problem you’ve noticed
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
What we can’t put right
We will not take on work that will not last, so here’s what sealant cannot put right:
- Broken hinges, locks or handles
- Damp coming through the wall itself rather than the frame joint
- Soft or decayed wood in the frame
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.
