Window mastic in Tye

Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. If you are dealing with whistling draughts around closed windows and gaps between the frame and the inside reveal, we can help, on window sills, timber windows & doors and uPVC windows alike.

Homes in small places like Tye often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

There’s a 12-month guarantee on every job, whatever its size.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • Faulty window hardware
  • A failed sealed unit that has misted up
  • Rotten timber, which needs a joiner first

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

Joints and surfaces we work on

  • Window sills
  • Aluminium frames
  • Timber windows & doors
  • Composite doors
  • Patio & French doors
  • uPVC windows

How the job changes by surface

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

uPVC windows

uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

What affects the quote in Tye

There’s no set price list. What we look at:

  • The type of sealant required
  • Whether the work is at height
  • The number of rooms or windows
  • Whether there’s mould to deal with

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • The rough size of the job
  • Where the property is

For a quote, phone 0345 464 0079 or email us with the location and a short description of the problem. We’ll give you a clear quote before any work starts.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Repaint timber before it’s bare
  • Wash the frames with mild soapy water
  • Keep jet washers away from the mastic
  • Paint up to the joint, not over it

Silicone cannot usually be painted, so mention any painting plans before work begins. There are paintable sealants for joints that need it.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

Leave it or put it right?

Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. Where a wall is exposed, as many are in small places like Tye, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

Why choose Mr Mastic in Tye

  • White, clear, grey or coloured to suit, where the product allows
  • We agree the colour with you first
  • Over 20 years’ experience
  • An ARBOMaster approved applicator

Tye: your questions answered

Do you work for landlords with property near Emsworth station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Is Tye within the area you cover?

Yes. Tye is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Can you seal over the old sealant?

No, because it fails. We remove every bit of old sealant first.

Do you guarantee window mastic?

Yes. Each job is covered for 12 months, inside or out.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Where is Mr Mastic based?

We work from Crawley. We cover Tye and the rest of Hampshire.

Windows and doors in Tye

Tye is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Schools such as Mill Rythe Junior School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. For landlords with property near Emsworth station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you live in an older home near Church of St Peter, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How the visit works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a few frames, or a day or more for a whole house from start to finish. For a village or hamlet like Tye, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
  • Move anything stored near the joints
