Bathroom resealing for homes and businesses in West Town

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. If you have a joint torn by a bath that flexes and mouldy sealant that has gone black, we can help, on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands alike.

Even in a smaller place like West Town, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

Each job carries a 12-month guarantee, whatever its size.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

West Town questions

Will you come out to West Town?

Yes. West Town is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Fratton station?

Yes. We work for letting agents and landlords as well as householders. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

How long before the new sealant can get wet?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Bathrooms and kitchens in West Town

West Town is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. West Town has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Homes close to St Mary's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Fratton station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Mengham Infant School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

West Town is about 1 mile west of South Hayling, in Hampshire. Our applicators cover bathroom resealing for householders, landlords and businesses in West Town and nearby, as part of our work across Hampshire. West Town is one of 683 towns and villages in Hampshire where we work.

Here we cover the PO11 postcode area for bathroom resealing. If you need bathroom resealing at a property on West Lane, Beach Road and Bacon Lane or a nearby road, our applicators can take on the job. Looking after it afterwards

To keep the joints looking good and working properly:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Do not let bottles sit on the bead
  • Squeegee the walls and tray after use
  • Look for lifting corners and small gaps now and then

In a kitchen, don’t let water sit along the back of the worktop. A dry joint lasts longer.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Quotes for bathroom resealing in West Town

We quote each job individually. These are the things that affect it:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • Mould in or behind the old joints
  • How easy the joints are to reach

Leaving a failed joint normally makes the job bigger, not smaller. If you are unsure, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few pictures by email, if you can
  • How many joints, rooms or windows are involved

Need a quote? Please call 0345 464 0079 or send us an email and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Landlord and commercial work in West Town

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

We also work for property managers and facilities teams. We can quote a run of properties together.

What we do, step by step

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a smaller place like West Town, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Keep children and pets away from the work area
  • Clear items away from the joints we are working on
  • Let us know about parking restrictions

How the job changes by surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so a neat, continuous bead matters.

What we can’t put right

New sealant cannot fix everything, and we will tell you before any work starts. It will not solve:

  • Movement from a bath with loose feet or no proper support
  • Damage behind the tiles that needs a tiler
  • Water getting in through the grout rather than the sealant

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.
