How much does window mastic cost in West Reading?
Every job is different, so each one gets its own quote. For a quick quote, call 0345 464 0079 or drop us an email and tell us what needs doing and where.
Do you work on first-floor windows?
Yes, if safe access is possible. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.
Do you remove the old sealant?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
How long before the joint can be used?
Cure times vary by product. Before we leave, we will tell you the cure time.
Where do you work from?
Our base is in Crawley, and we work across South East England, London and Scotland.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
About our window mastic in West Reading
If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through. If the draught is through the window seals instead, we will tell you. Common call-outs are for cracked or shrunken mastic around the frame and sealant in the wrong colour for the frame, across uPVC windows, aluminium frames and composite doors.
Houses in smaller places like West Reading can stand more in the open than those in a built-up town. That’s hard on the mastic around frames and sills.
You get a 12-month guarantee, the same in West Reading as everywhere else we work.

West Reading homes and the weather
With historic houses such as Mapledurham House (about 2.8 miles north-west) nearby, there’s older building stock in the area around West Reading as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Rented homes near Reading West station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Schools such as Battle School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around Church of St Mark, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
How it works
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes most of a day for a typical house, less for a few frames. In a smaller place like West Reading, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
How to prepare
- Mention any tricky access
- Let us know about parking restrictions
- Move anything stored near the joints

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Avoid harsh chemicals near the mastic
- Check the mastic once a year
- Keep paint and stain on wooden frames in good order
- Wash the frames with mild soapy water
Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
When something else is needed
To be straight with you, there are a few things sealant won’t fix:
- A door that needs adjusting, rehanging or new seals
- Rotten timber, which needs a joiner first
- Condensation trapped between the panes
If in doubt, call 0345 464 0079 or send us an email and we will say what we think before booking.
What we seal
- Patio & French doors
- Aluminium frames
- Composite doors
- uPVC windows
- Window sills
- Timber windows & doors
What the job involves on each surface
Patio & French doors
Water at the foot of a door frame isn’t always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.
Window sills
The end joints of a sill tend to fail before the rest. We reseal them so rain cannot run into the wall.
Why it’s worth doing now in West Reading
If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly. Homes in smaller places like West Reading can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

How we quote for window mastic
There’s no set price list, because jobs vary so much. What we look at:
- The number of rooms or windows
- When we can work, for business premises
- The number and length of the joints
- Access and height
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
What to tell us when you ask for a quote:
- Access, such as stairs, a lift or height
- The rough size of the job
- The problem you’ve noticed
- Pictures of the joints, sent by email
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
