Window mastic for homes and businesses in Warsash

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on window sills, aluminium frames and timber windows & doors, and people most often call us about cracked sealant at the sill ends and gaps between the frame and the inside reveal.

Houses in smaller places like Warsash can stand more in the open than those in a built-up town. The mastic around frames on those walls tends to age faster.

There’s a 12-month guarantee on every job, large or small.

Windows and doors in Warsash

Warsash is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to Church of St Mary include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in. For site and facilities teams at buildings such as Hook-With-Warsash Church of England Academy, the mastic around its windows and doors needs looking after like any other building’s.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Surface by surface

Patio & French doors

Water at the foot of a door frame isn’t always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

When it is not the sealant

It helps to know what we can’t do too:

  • Broken hinges, locks or handles
  • Condensation trapped between the panes
  • Rotten timber, which needs a joiner first

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer.

Surfaces we seal

  • Timber windows & doors
  • Window sills
  • Patio & French doors
  • uPVC windows
  • Composite doors
  • Aluminium frames

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for a handful of frames, longer for a whole house. Parking around Warsash is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions
  • Clear items away from the joints we’re working on

Why deal with it now?

Getting a straight, even bead on an outside frame takes practice, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. In a smaller place like Warsash, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What we’re called out for in Warsash

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

Common reasons people contact us include:

  • Gaps between the frame and the inside reveal
  • Hard, cracked sealant around windows
  • Water coming in at the bottom corners of a door
  • Gaps where the sill meets the wall

Rented homes near Swanwick station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What your quote should include

  • Whether the sealant suits the joint
  • How the surfaces are prepared before sealing
  • Is the old sealant removed completely?
  • What the quote includes, VAT included or not

Questions from Warsash

Can you help a landlord with a rental near Swanwick station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.

Does living near the coast affect window mastic in Warsash?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can resealing stop a draught around my window?

It will if the frame joint is the problem. We find where the air is coming from before we reseal.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Do you work in Warsash?

Yes, we do. Our applicators work in Warsash, and the service is the same as everywhere else.

Can new window sealant be painted?

Not if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
