Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
How the job changes by surface
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.
Timber windows & doors
Soft or rotten wood cannot be sealed successfully. If we find rot, we’ll tell you before going ahead, as that’s a job for a joiner.
Honest limits
We’d rather tell you now than do work that won’t last, so these are the limits:
- Damp coming through the wall itself rather than the frame joint
- Draughts through the window seals rather than the frame
- Condensation trapped between the panes
If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think.
Joints and surfaces we work on
- Window sills
- Patio & French doors
- Composite doors
- uPVC windows
- Timber windows & doors
- Aluminium frames
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Make sure the drainage slots aren’t blocked
- Air rooms to keep condensation down around windows
- Avoid blasting the frames with a pressure washer
- Repaint timber before it’s bare
Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
Windows and doors in Vanbrugh Park Estate
With historic houses such as Queen's House (about 0.7 miles west) nearby, there’s older building stock in the area around Vanbrugh Park Estate as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. In a converted house or block, who looks after the windows depends on the lease, so check that before booking.
In the older streets around St John the Evangelist's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For landlords with property near Maze Hill station, renewing tired window mastic between tenants heads off draught and damp complaints. As a London address, Vanbrugh Park Estate can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

How it works
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take most of a day for a typical house, less for a few frames. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
How to prepare
- Mention any sign-in or site rules at work premises
- Try not to wet indoor joints just before the visit
- Move anything stored near the joints

Advice
Common questions in Vanbrugh Park Estate
Can parking be tricky for a visit in Vanbrugh Park Estate?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Yes, Vanbrugh Park Estate is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Yes, we are fully insured for domestic and commercial work.
Can I add another job to the visit?

Where are you based?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Can you do the inside joint as well?
Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
How long does it take to reseal the windows on a house?
The work takes a few hours for a few frames, or a day or more for a whole house. Access and how stubborn the old mastic is affect the time most.
