Upper Halling: your questions answered
Do you cover smaller places like Upper Halling?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Halling station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just call 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.
Can new window sealant be painted?
Not usually, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
How do I get a quote for window mastic in Upper Halling?
Every job is different, so each one gets its own quote. For a quick quote, ring 0345 464 0079 or send us an email and let us know what needs doing and where.
Can resealing stop a draught around my window?
It will if the frame joint is the problem. We check where the draught is before we start.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Can you seal the gap between the frame and the plaster indoors?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.
Can you do several jobs on one visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Window mastic in Upper Halling
Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that cannot flex, so deep gaps get backing rod first. The sealant then grips the two sides it should. Common call-outs are for damp patches on the reveal after heavy rain and gaps between the frame and the inside reveal, across aluminium frames, uPVC windows and timber windows & doors.
Somewhere as small as Upper Halling, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.
We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

What affects the quote in Upper Halling
You’ll get a clear quote before we start. It’s based on:
- Working hours on commercial sites
- Whether the work is at height
- The old material and how stubborn it is
- The size of the job
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.
Helping us quote
When you call or email, it’s useful to know:
- Any previous sealing or DIY work
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- How we’d reach the joints
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What window mastic looks like in Upper Halling
Historic houses like Starkey Castle (about 1.7 miles north-east) are a reminder that the area around Upper Halling has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Rented homes near Halling station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. For an older house near a landmark such as Church of St John the Baptist, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What the job involves on each surface
Composite doors
Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. The bead is colour-matched to the frame.
Patio & French doors
Heavy door frames can move more than windows. A flexible sealant copes with that.

Signs you need window mastic in Upper Halling
A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.
These are the problems we are asked about most:
- Mastic that’s falling out in pieces
- Water coming in at the bottom corners of a door
- White mastic on grey or black frames
- Gaps between the frame and the inside reveal
Managing a site like Halling Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages.
Questions to ask before you book
- Which sealant they’ll use, and why
- When the joint can take water or movement
- Whether you can choose the colour
- Who turns up on the day
When something else is needed
New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:
- Worn gaskets, brush seals or a door that has dropped
- Rotten timber, which needs a joiner first
- Faulty window hardware
If in doubt, call 0345 464 0079 or email us and we’ll say what we think before booking.
What we seal
- Patio & French doors
- Window sills
- Timber windows & doors
- Aluminium frames
- Composite doors
- uPVC windows
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Wipe condensation off the frames
- Wash the frames with mild soapy water
- Clear any debris from frame drain holes
- Keep paint and stain on wooden frames in good order
Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
How the visit works
You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a handful of frames, longer for a whole house for a typical job. Somewhere like Upper Halling needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First we look at every frame and agree the list.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Finally we tidy up and check each joint.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Mention if the joints have been sealed before
- Move anything stored near the joints
