Need window mastic in Unthank?

What affects the cost of window mastic

You will get a clear quote before work begins. It’s based on:

  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • The product the joint needs

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • The type of property
  • Roughly how big the job is

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

How we handle window mastic in Unthank

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. If you’re dealing with sealant in the wrong colour for the frame and rain getting in at the frame or under the sill, we can put it right, whatever the surface.

In and around a place like Unthank, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Unthank: your questions answered

Will you come out to Unthank?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Unthank in your area for window mastic?

Yes, Unthank is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Will new mastic stop draughts?

In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint.

Is the new sealant paintable?

It depends on the sealant. Some hybrid sealants can be painted; silicone cannot. Mention any painting plans before any work starts.

Can landlords and businesses book you?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels across Angus.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

How the job changes by surface

Composite doors

Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. The bead is colour-matched to the frame.

Aluminium frames

Coated aluminium needs a compatible sealant, and acetoxy silicones aren’t used, as they can attack some metals. We use a neutral-cure product.

Frames and glazing around Unthank

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Schools such as Brechin High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. Homes close to West and St Columba's Parish Church include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

What happens on the day

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. It normally takes anything from an hour or two to a full day, depending on how many frames there are. For a place like Unthank, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Advice

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Repaint timber before it’s bare
  • Wipe condensation off the frames
  • Make sure the drainage slots aren’t blocked
  • Wash the frames with mild soapy water

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

What we cannot put right

Before booking, it’s worth knowing the limits:

  • Faulty window hardware
  • Worn gaskets, brush seals or a door that has dropped
  • Damp problems in the wall away from the window

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.
