Window mastic in Craigo

Window mastic for homes and businesses in Craigo

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Common call-outs are for a bead that doesn’t match the frame and gaps where the sill meets the wall, on uPVC windows, aluminium frames and timber windows & doors.

Outdoor sealant needs a dry surface, so window work around Craigo is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Worn gaskets, brush seals or a door that has dropped
  • Rotten timber, which needs a joiner first
  • Broken hinges, locks or handles

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Why act early in Craigo

Failed mastic isn’t a reason to replace sound windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Windows and doors in Craigo

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Rented homes near Montrose station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

For landlords and businesses

For anyone letting property in or around Craigo, several properties can go on one quote. Send us the addresses and the work at each, and pictures by email help.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.

How we quote for window mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • How much there is to do

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Where the property is
  • A few photos by email, if you can
  • The rough size of the job
  • If it’s domestic, commercial or a hotel

Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear quote before we start.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Make sure the drainage slots are not blocked
  • Use gentle cleaners on frames and sealant
  • Air rooms to keep condensation down around windows
  • Walk round the house once a year and look at the joints

Silicone cannot usually be painted, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Signs you need window mastic in Craigo

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

People normally contact us when they notice something like this:

  • Sealant in the wrong colour for the frame
  • Cracked sealant at the sill ends
  • Untidy mastic left by window fitters
  • Hard, cracked sealant around windows

For an older house near a landmark such as Aberluthnott Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in.

What your quote should include

  • What happens if the job turns out different
  • What the cure time is
  • Which sealant they’ll use, and why
  • What guarantee comes with the work

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

What should I tell you?

Let us know what needs doing and where. We will ask anything else we need to know.

What we do, step by step

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before work begins. Most jobs take a morning for a couple of windows and a door. For a place like Craigo, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know about stairs, lifts or work at height
  • For business premises, tell us about site rules or sign-in
