How we quote for window mastic
There’s no set price list, because jobs vary so much. What we look at:
- Any mould that needs treating
- The old material and how stubborn it is
- When we can work, for business premises
- Access and height
What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

To help us quote quickly, please include:
- A few photos by email, if you can
- How many joints, rooms or windows are involved
- The address or postcode of the job

About our window mastic in Hillside
The new joint does not have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Common call-outs are for hard, cracked sealant around windows and gaps between the frame and the inside reveal, on patio & French doors, composite doors and window sills.
Mastic can only go onto a dry joint, so outside work in Hillside depends on the weather. Tell us about access to all the windows and doors, upstairs included.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Frames and glazing around Hillside
Hillside is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Rented homes near Montrose station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Aftercare tips
To keep the joints looking good and working properly:
- Avoid blasting the frames with a pressure washer
- Look round the frames every year or so
- Keep solvents and bleach off the sealant
- Don’t paint over the silicone
Silicone cannot usually be painted, so mention any painting plans before work begins. We can use a paintable sealant where that matters.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
What we can’t put right
We’d rather tell you now than do work that will not last, so these are the limits:
- Rotten timber, which needs a joiner first
- Faulty window hardware
- Damp problems in the wall away from the window
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- uPVC windows
- Window sills
- Composite doors
- Timber windows & doors
- Patio & French doors
- Aluminium frames
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Common problems we fix in Hillside
Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. Backing rod sets the right depth.
Any of these means the joints need attention:
- White mastic on grey or black frames
- Cracked sealant at the sill ends
- Gaps between the frame and the inside reveal
- Cold air getting in at the frame edge
In and around Hillside, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
What to look for in a quote
- Which colour the sealant will be
- How the surfaces are prepared before sealing
- How long to leave it before use
- Whether all the old sealant comes out first
Your questions about window mastic in Hillside
Does living near the coast affect window mastic in Hillside?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Do you cover smaller places like Hillside?
Yes. Hillside is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
How many windows can you do in a day?
A few frames take a few hours, while a whole house takes longer. You will get a timescale with the quote.
Do you work on first-floor windows?
Yes, as long as they can be reached safely. Tell us about access when you get in touch so we can plan the job.
Is the work guaranteed?
Yes. Each job is covered for 12 months.
Where do you work from?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
Can you match the sealant to my frames?
Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.
Different surfaces, different methods
Window sills
Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.
uPVC windows
The frame is cleaned with a product that won’t harm the plastic, then the new bead is laid against the frame and the wall and tooled smooth.
What we do, step by step
We bring everything the job needs with us. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take most of a day for a typical house, less for a few frames. Outside jobs in Hillside need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Clear the area around the work
- Tell us about access, such as stairs, a lift or high-level joints
- Plan for the work area to be out of bounds to pets and children
