Keeping the joints in good condition

Looking after new joints is easy:

  • Walk round the house once a year and look at the joints
  • Clean frames with a soft cloth and soapy water
  • Avoid blasting the frames with a pressure washer
  • Keep solvents and bleach off the sealant

Silicone can’t normally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

About our window mastic in Trash Green

From a single sill to a whole house of windows, you will get a clear quote before we start. To get one, phone 0345 464 0079 or send us an email with the number of frames and any access details for window mastic in Trash Green. We work on uPVC windows, window sills and aluminium frames, and the jobs we see most are untidy mastic left by window fitters and draughts coming in around windows and doors.

Homes in small places like Trash Green often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Big or small, it’s backed by our 12-month guarantee.

Questions from Trash Green

Is Trash Green within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Trash Green in your area for window mastic?

Yes, Trash Green is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Will resealing my frames help with draughts?

Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that’s a different fix, and we will say so.

Window mastic in Trash Green: local notes

With historic houses such as Mapledurham House (about 4.7 miles north) nearby, there’s older building stock in the area around Trash Green as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Schools such as Burghfield St Mary's C.E. Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Theale station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

When it isn’t the sealant

We will always be straight with you, so here’s what new sealant won’t do:

  • Soft or decayed wood in the frame
  • Penetrating damp from a failed cavity tray or render
  • A door that needs adjusting, rehanging or new seals

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Window sills
  • Patio & French doors
  • uPVC windows
  • Aluminium frames
  • Timber windows & doors
  • Composite doors

Surface by surface

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour suits the frame.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Do you need window mastic in Trash Green?

On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

The most common problems we see are:

  • Sealant in the wrong colour for the frame
  • Cracked internal joints between frame and plaster
  • Mastic that has split away from the wall
  • Rain getting in at the frame or under the sill

In the older streets around Church of St Mary the Virgin, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Our hiring checklist

What happens on the day

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes anything from an hour or two to a full day, depending on how many frames there are for a typical job. In a small place like Trash Green, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts
  • Mention any tricky access
