What sealant work can’t fix

Before booking, it’s worth knowing the limits too:

  • Penetrating damp from a failed cavity tray or render
  • Condensation trapped between the panes
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

Around Tisman's Common, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Keep paint and stain on wooden frames in good order
  • Keep jet washers away from the mastic
  • Check the mastic once a year
  • Keep paint off silicone joints

A yearly look round the frames is enough. Small splits are simple to catch before they leak.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

Why deal with it now?

Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we will say so. Where a wall is exposed, as many are in small places like Tisman's Common, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

How we quote for window mastic

Your quote is based on your job. We look at:

  • Whether the work is at height
  • The product the joint needs
  • Any working-time requirements on site

  • Whether it has been sealed before
  • Where the job is, and your postcode

  • Photos by email, if that’s easy

How it works

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a few hours for a few frames, or a day or more for a whole house. Somewhere as small as Tisman's Common, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Mention any leaks or damp you’ve noticed
  • Keep children and pets away from the work area

Advice

Windows and doors in Tisman's Common

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Schools such as Pennthorpe School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Homes close to St John the Baptist include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
