Window mastic in The Pound, done properly

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. Where the air is getting in through the window itself, we will say so. Typical jobs include cracked sealant at the sill ends and cold air getting in at the frame edge, on composite doors, uPVC windows and timber windows & doors.

Somewhere as small as The Pound, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

Your job is guaranteed for a year, as with all our work.

What we do, step by step

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes most of a day for a typical house, less for a few frames. For a village or hamlet like The Pound, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Quotes for window mastic in The Pound

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • Where the property is

We quote each job on its own, so start by telling us what you need. Simply ring 0345 464 0079 or send us an email and describe the job and send pictures if you have them.

What happens if it’s left?

Running fresh sealant over the old joint is tempting, but new sealant can’t bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. Older cottages and farmhouses around The Pound can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Different surfaces, different methods

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Paint up to the joint, not over it
  • Walk round the house once a year and look at the joints
  • Don’t use solvent cleaners on the joint
  • Repaint timber before it’s bare

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

The Pound homes and the weather

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Letting a property close to Battle station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For an older house near a landmark such as Parish Church of St Peter, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
