Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

New build mastic for homes and businesses in The Pound

For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover with a sealant suited to each area. If you have frame joints opening as the plaster dries and smeared, uneven beads picked up at snagging, we can put it right, whatever the surface.

For a small place like The Pound, the journey and access are planned in advance, and the work itself is the same as on any site.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or email us.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep pictures and emails about snagging items
  • Get a leaking seal dealt with right away
  • Keep water off fresh sealant until it has cured
  • Raise failed sealant with the developer while you’re covered

Keep photos of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.

Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black keeps the job straightforward.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

The Pound questions

Will you come out to The Pound?

Yes, The Pound is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you cover The Pound for new build mastic?

Yes, The Pound is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Why does sealant fail so quickly in new builds?

New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

What colour sealant will you use?

Most bathroom joints are white or clear, but other colours are available. We match the colour to the finish before we begin.

Do you have insurance?

Yes. We’re fully insured.

What does new build mastic cost?

Size, access and the old material all affect the cost. Call for a quick quote.

What we do, step by step

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most snagging lists, longer for a run of plots. Somewhere like The Pound needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • On commercial sites, let us know about site rules
  • Let us know about stairs, lifts or work at height

Kitchens

Sink joints are wet all the time. We use a sealant suited to kitchens.

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out.

What affects the cost of new build mastic

Every job gets its own quote. These are the things that affect it:

  • Any mould that needs treating
  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • Which sealant suits the joint

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and agree the price before starting.

Helping us quote

When you contact us, it’s useful to know:

  • If someone has resealed it before
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel
  • The rough size of the job

Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will come back to you with a quote.

When to call us in The Pound

The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly.

It’s worth asking for a quote if you see:

  • Shower seals failing in the first year or two
  • Worktop and upstand sealant coming away
  • Beads laid onto grit and dust from the build
  • Smeared, uneven beads picked up at snagging

If you’ve bought a new home near Battle station, the sealant around baths, showers and frames is worth checking in the first year or two.
