What window mastic looks like in Eastbourne
Eastbourne is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Managing a site like Stafford Junior School? Then larger buildings have plenty of frames, and the mastic around each one ages. For landlords with property near Hampden Park station, renewing tired window mastic between tenants heads off draught and damp complaints.

Window mastic in Eastbourne, done properly
A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. Typical jobs include mastic that has split away from the wall and cracked internal joints between frame and plaster, across aluminium frames, uPVC windows and composite doors.
With a large rental market, Eastbourne has plenty of windows that landlords need to keep weathertight. Gaps around a frame let in draughts and water, and tenants notice.

Honest limits
Sealant is not the answer to every problem, and we’ll tell you before any work starts. Sealant will not put right:
- Soft or decayed wood in the frame
- Faulty window hardware
- A failed sealed unit that has misted up
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

What the job involves on each surface
Window sills
The end joints of a sill tend to fail before the rest. We reseal them so rain cannot run into the wall.
Aluminium frames
Large aluminium doors have long joints down each side and across the head, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.
Signs you need window mastic in Eastbourne
Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.
Most people get in touch after spotting something like this:
- Gaps where the sill meets the wall
- Sealant in the wrong colour for the frame
- Untidy mastic left by window fitters
- Mastic that’s falling out in pieces
In the older streets around St Andrew, the joint between an old wall and a newer frame is usually the first place rain gets in.
Questions to ask before booking
- When the joint can take water or movement
- How the surfaces are prepared before sealing
- Whether they seal over old material or remove it
- Whether the sealant suits the joint
How to look after the new joints
To keep the joints looking good and working properly:
- Use gentle cleaners on frames and sealant
- Keep solvents and bleach off the sealant
- Keep paint and stain on wooden frames in good order
- Keep paint off silicone joints
Silicone cannot normally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
Your questions about window mastic in Eastbourne
Does living near the coast affect window mastic in Eastbourne?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
I let a flat near Hampden Park station. Can you help?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.
Can I paint over the new sealant?
It depends on the sealant. Silicone isn’t paintable, but some hybrid sealants are. Mention any painting plans before any work starts.
Is it OK to seal over old sealant?
No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
How long does it take to reseal the windows on a house?
The work takes a few hours for a few frames, or a day or more for a whole house. Access and the amount of old mastic make the biggest difference.
Do you have sealant for grey or black windows?
Yes. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
What affects the quote in Eastbourne
Your quote is based on your job. We take into account:
- The number of rooms or windows
- The number and length of the joints
- Whether there’s mould to deal with
- Which sealant suits the joint
The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts.
Helping us quote
To help us quote quickly, please include:
- Photos by email, if that’s easy
- Whether it has been sealed before
- The type of property
- How many joints, rooms or windows are involved
Every job is quoted individually, so start by telling us what you need. Simply call 0345 464 0079 or drop us an email and describe the job.
How it works
You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours for a handful of frames, longer for a whole house for a typical job. In central Eastbourne, parking can be tight, so tell us about driveways, permits or nearby car parks. For flats, mention stairs, lifts and shared entrances as well.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Keep pets and children clear of the area while we work
- Let us know about stairs, lifts or work at height
How to get a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
