Window mastic in Meads

Window mastic in Meads, done properly

Around Meads we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. Typical jobs include damp patches on the reveal after heavy rain and whistling draughts around closed windows, on window sills, composite doors and aluminium frames.

Around Meads, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Honest limits

New sealant can’t fix everything, and we’ll tell you before work begins. It won’t solve:

  • Faulty window hardware
  • Damp problems in the wall away from the window
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

Window mastic in Meads: local notes

Meads is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to St John the Evangelist include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

We cover 289 towns and villages across East Sussex, from the larger towns to small villages. There’s also a page for Brighton, about 18 miles away.

When to call us in Meads

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

Signs it’s time to call us include:

  • Leaking joints at the ends of sills
  • A bead that doesn’t match the frame
  • Cold air getting in at the frame edge
  • Rushed sealant from a window installation

If you let a flat or house near Eastbourne station, renewing tired window mastic between tenants heads off draught and damp complaints.

10 questions to ask before booking

Meads questions

Do you work for landlords with property near Eastbourne station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.

Do you cover smaller places like Meads?

Yes. Meads is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

When is the sealant fully cured?

Cure times vary by product. We tell you how long to leave it before we go.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Does the work come with a guarantee?

Yes. Our one-year guarantee covers every job, inside or out.

Can you match the sealant to my frames?

Yes. White, brown, anthracite grey, black and clear sealants are all available.

How much does window mastic cost in Meads?

Every job is different, so each one gets its own quote. For a quick quote, call 0345 464 0079 or email us with a short description of the job.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Landlord and commercial work in Meads

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Walk round the house once a year and look at the joints
  • Clear any debris from frame drain holes
  • Do not paint over the silicone
  • Clean frames with a soft cloth and soapy water

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

How we quote for window mastic

Call for a quick quote. What matters most is:

  • How many rooms, windows or areas are involved
  • Any working-time requirements on site
  • The old material and how stubborn it is
  • Whether the work is at height

The cost depends on how much there is to do, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

To make quoting easier, please include:

  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job

To get a quote, phone 0345 464 0079 or send us an email with the location and a short description of the problem. We will give you a clear price before any work starts.

What happens on the day

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes most of a day for a typical house, less for a few frames. A visit to Meads is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Getting ready for the visit

  • Tell us if parking is tricky
  • Keep children and pets away from the work area
  • For business premises, tell us about site rules or sign-in
