When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Condensation trapped between the panes
- Rotten timber, which needs a joiner first
- Draughts through the window seals rather than the frame
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

What happens if it’s left?
A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Keep solvents and bleach off the sealant
- Look round the frames every year or so
- Keep jet washers away from the mastic
- Keep paint off silicone joints
Try not to touch the new joint while it cures, following the cure time we give you. Keep jet washers away from the frames.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

FAQs for Tealing
Is there a guarantee on window mastic in Tealing?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Is Tealing within the area you cover?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Will resealing my frames help with draughts?
Often, yes. Air often gets in between the frame and the wall, and resealing inside and out closes it.
How many windows can you do in a day?
A handful of frames is a short visit. You’ll get a timescale with the quote.
How long should I leave it?
Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Do you have sealant for grey or black windows?
Yes. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.
How the visit works
Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours for a few frames, or a day or more for a whole house. Somewhere like Tealing may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- Where gaps are deep, backing rod goes in first.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Let us know if you’ve seen damp or leaks
- Tell us if parking is tricky

What window mastic looks like in Tealing
Dundee sits on the north bank of the Tay, and much of its older housing is sandstone tenements, so the mastic around window and door frames on walls facing the water can take plenty of weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
In the older streets around Tealing Parish Church And Churchyard, the joint between an old wall and a newer frame is usually the first place rain gets in. In and around Tealing, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Different surfaces, different methods
Timber windows & doors
Soft or rotten wood can’t be sealed successfully. We’ll point out any rot we find, as a joiner will need to deal with it.
uPVC windows
uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.
