Window mastic for homes and businesses in Stonymarsh
Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you’re dealing with gaps between the frame and the inside reveal and rain getting in at the frame or under the sill, we can help, on window sills, aluminium frames and uPVC windows alike.
Homes in small places like Stonymarsh often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.
All of our work is guaranteed for twelve months.

What sealant work can’t fix
In fairness, there are a few things sealant will not fix:
- Worn gaskets, brush seals or a door that has dropped
- Rotten timber, which needs a joiner first
- Broken hinges, locks or handles
If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Avoid harsh chemicals near the mastic
- Air rooms to keep condensation down around windows
- Repaint timber before it’s bare
- Keep paint off silicone joints
A yearly look round the frames is enough. Small splits are simple to catch before they leak, and if anything looks wrong, just call 0345 464 0079 or drop us an email.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.
For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Why it’s worth doing now in Stonymarsh
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Where a wall is exposed, as many are in small places like Stonymarsh, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

- Trusted Arbo and Everbuild sealants
- Every job guaranteed for a year

Different surfaces, different methods
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We will tell you which suits your home.
uPVC windows
The frame is cleaned with a product that won’t harm the plastic, then the sealant goes in between frame and wall.
The process
There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes anything from an hour or two to a full day, depending on how many frames there are. For a village or hamlet like Stonymarsh, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
How to prepare
- Mention any parking rules near the property
- Clear items away from the joints we are working on
- Keep children and pets away from the work area
How to get a quote

What window mastic looks like in Stonymarsh
Historic houses like Mottisfont Abbey (about 0.5 miles west) are a reminder that the area around Stonymarsh has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Rented homes near Mottisfont & Dunbridge station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For an older house near a landmark such as Church of St Andrew, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
