About our window mastic in Stadhampton
If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. Common call-outs are for rushed sealant from a window installation and cracked or shrunken mastic around the frame, on timber windows & doors, patio & French doors and aluminium frames.
Mastic can only go onto a dry, clean joint, so window work in Stadhampton is booked around the forecast. Let us know about access to all the frames, upstairs ones included.
You get a 12-month guarantee, the same in Stadhampton as everywhere else we work.

What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Faulty window hardware
- Rotten timber, which needs a joiner first
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.
Surfaces we seal
- Composite doors
- Timber windows & doors
- Patio & French doors
- Aluminium frames
- Window sills
- uPVC windows
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Common questions in Stadhampton
Is Stadhampton in your area for window mastic?
Yes, Stadhampton is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll give you a clear quote.
Can you help a landlord with a rental near Radley station?
Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.
Where do you work from?
We are a Crawley-based firm. We work across South East England, London and Scotland.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
Does the work come with a guarantee?
Yes. All our work carries a 12-month guarantee, and we are fully insured.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Leave it or put it right?
A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. Older cottages and farmhouses around Stadhampton can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.

How the visit works
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a handful of frames, longer for a whole house. In a small place like Stadhampton, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
How to prepare
- On commercial sites, let us know about site rules
- Let us know if you’ve seen damp or leaks
- Clear the area around the work

Related advice
What the job involves on each surface
Composite doors
If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We’ll tell you if that’s what we find.
Timber windows & doors
Soft or rotten wood cannot be sealed successfully. If we find rot, we will tell you before going ahead, as that’s a job for a joiner.
When to call us in Stadhampton
Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. If the sealant can’t stretch, it splits.
It’s worth asking for a quote if you see:
- Gaps left after new windows were fitted
- Water coming in at the bottom corners of a door
- Draughts coming in around windows and doors
- White mastic on grey or black frames
If you look after a building such as Stadhampton Primary School, larger buildings have plenty of frames, and the mastic around each one ages.
What your quote should include
- Whether they’re fully insured
- How long the guarantee is
- When the joint can take water or movement
- How the colour is chosen
Frames and glazing around Stadhampton
Historic houses like Garsington Manor (about 2.5 miles north-west) are a reminder that the area around Stadhampton has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
For an older house near a landmark such as Church of St John the Baptist, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Rented homes near Radley station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

What affects the cost of window mastic
Your quote is based on your job. We take into account:
- Any mould that needs treating
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
