Workplaces and buildings in Stadhampton

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Radley station change hands often, and we can quote for one property or a whole portfolio of rentals. If you look after a church, hall or community building such as Church of St John the Baptist, any kitchen and washrooms need the same sealant care as any other building. For site and facilities teams at buildings such as Stadhampton Primary School, sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.

Why it’s worth doing now in Stadhampton

Sealing over the old bead can seem the fastest option, but it won’t bond, and it lifts again soon. Doing it properly once is less disruptive than doing it badly twice. In a small place like Stadhampton, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What happens on the day

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a morning for a small washroom, and a planned programme for bigger sites. Somewhere like Stadhampton needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by looking at the rooms and agreeing what’s needed.
  2. Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
  3. Each area is protected and stripped of old sealant.
  4. Joints are dried, then resealed and tooled neatly.
  5. Housekeeping or site staff are told when each area can be used.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Clear items away from the joints we are working on
  • On commercial sites, let us know about site rules

Related advice

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Keep strong chemicals and scourers off the joints
  • Don’t leave a failed joint until the next refurbishment
  • Tell cleaning staff when each room can be used
  • Add sealant to your planned maintenance checks

Make it easy for staff to flag a failing joint. Catching one split early can save a leak later.

It’s easier to plan a programme than to react to failures. Rooms can be scheduled around occupancy and staff, rather than closed at short notice.

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Can you reseal hotel rooms while we stay open?

Yes. Each visit covers an agreed batch of rooms, working around check-out and check-in where possible.

How we quote for commercial sealant

We do not publish a price list. The quote depends on:

  • The number and length of the joints
  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • The type of sealant required

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or email us.

What we need to know

When you call or email, it’s useful to know:

  • Whether it’s a home or a business
  • A few photos by email, if you can
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.
