Window mastic near St Margarets

What window mastic looks like in St Margarets

With historic houses such as Richmond House (about 1 mile south) nearby, there’s older building stock in the area around St Margarets as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Letting a property close to St Margarets (London) station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Historic houses such as Richmond House, about 1 mile south, show how far back building around St Margarets goes.

About our window mastic in St Margarets

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. Typical jobs include white mastic on grey or black frames and gaps where the sill meets the wall, on aluminium frames, window sills and composite doors.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in, in St Margarets as anywhere.

Different surfaces, different methods

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so they get particular care.

Composite doors

A composite door generally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

The process

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a morning for a couple of windows and a door. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

Related advice

Do you need window mastic in St Margarets?

Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

Signs it’s time to call us include:

  • Rain getting in at the frame or under the sill
  • Gaps where the sill meets the wall
  • Mastic that has split away from the wall
  • Gaps left after new windows were fitted

As a London address, St Margarets can be tricky for parking: let us know about parking bays, permits or a driveway.

10 questions to ask before booking

Landlord and commercial work in St Margarets

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

If you manage several properties in or around St Margarets, several properties can go on one quote. Just tell us the addresses and what each one needs.

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

St Margarets questions

Is parking an issue for window mastic in St Margarets?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

I let a flat near St Margarets (London) station. Can you help?

Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.

Are you fully insured?

Yes. We’re fully insured.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will new mastic stop draughts?

Often, yes. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.

Do you work on first-floor windows?

Yes, as long as they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

What we cannot put right

A few problems are outside what sealant work can do:

  • A door that needs adjusting, rehanging or new seals
  • Broken hinges, locks or handles
  • A failed sealed unit that has misted up

If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Aluminium frames
  • uPVC windows
  • Timber windows & doors
  • Patio & French doors
  • Window sills
  • Composite doors

Leave it or put it right?

Running fresh sealant over the old joint is tempting, but it will not grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in St Margarets.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, ring 0345 464 0079 or send us an email and we will give you an honest view and a quote.
