Window mastic for Southerness homes and businesses

Windows and doors in Southerness

Southerness is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Whether the job is in Southerness itself or nearby, the right material for each joint matters as much as a neat finish.

How we handle window mastic in Southerness

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. If the draught is through the window seals instead, we’ll tell you. We work on composite doors, timber windows & doors and window sills, and people most often call us about whistling draughts around closed windows and leaking joints at the ends of sills.

In and around a place like Southerness, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Our work is backed for twelve months.

Different surfaces, different methods

uPVC windows

uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.

The process

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Southerness may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • On commercial sites, let us know about site rules
  • Plan for the work area to be out of bounds to pets and children

Landlord and commercial work in Southerness

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Damp coming through the wall itself rather than the frame joint
  • Draughts through the window seals rather than the frame
  • A failed sealed unit that has misted up

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Patio & French doors
  • Aluminium frames
  • uPVC windows
  • Composite doors
  • Timber windows & doors
  • Window sills

Signs you need window mastic in Southerness

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, and it lets go sooner than it should.

Most people get in touch when they notice something like this:

  • Draughts coming in around windows and doors
  • Cracked internal joints between frame and plaster
  • Mastic that’s falling out in pieces
  • Mastic that has split away from the wall

Around Southerness, as everywhere, window mastic is only as good as the preparation behind it.

10 questions to ask before you book

Keeping the joints in good condition

Aftercare is simple:

  • Keep paint off silicone joints
  • Air rooms to keep condensation down around windows
  • Check the mastic once a year
  • Keep paint and stain on wooden frames in good order

Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.
