What happens if it’s left?

Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Older cottages and farmhouses around Shootash can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and agree the price before starting.

Window mastic in Shootash, done properly

Frames and walls do not move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on uPVC windows, composite doors and window sills, and people most often call us about water coming in at the bottom corners of a door and cracked or shrunken mastic around the frame.

In a village or hamlet like Shootash, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

There’s a 12-month guarantee on every job, whatever its size.

The process

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes a morning for a couple of windows and a door. Somewhere like Shootash needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed
  • Plan for the work area to be out of bounds to pets and children

What window mastic looks like in Shootash

With historic houses such as Mottisfont Abbey (about 3 miles north) nearby, there’s older building stock in the area around Shootash as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you let a flat or house near Romsey station, renewing tired window mastic between tenants heads off draught and damp complaints.

What we are called out for in Shootash

Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.

These are the problems we’re asked about most:

  • White mastic on grey or black frames
  • Gaps where the sill meets the wall
  • Mastic that has split away from the wall
  • Rushed sealant from a window installation

For an older house near a landmark such as Church of All Saints, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What your quote should include

  • What product goes in the joint
  • Is the old sealant removed completely?
  • What happens if they find a problem under the old sealant
  • How the colour is chosen

What the job involves on each surface

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.

When it isn’t the sealant

We won’t take on work that won’t last, so these are the limits:

  • A sash or casement that will not close properly
  • Draughts through the window seals rather than the frame
  • Soft or decayed wood in the frame

If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

Surfaces we seal

  • Window sills
  • Composite doors
  • uPVC windows
  • Aluminium frames
  • Timber windows & doors
  • Patio & French doors

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Avoid blasting the frames with a pressure washer
  • Clean frames with a soft cloth and soapy water
  • Repaint timber before it’s bare
  • Air rooms to keep condensation down around windows

Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
