About our window mastic in Rushlake Green

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that can’t flex, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We’re often asked to deal with gaps where the sill meets the wall and a bead that doesn’t match the frame, across aluminium frames, patio & French doors and window sills.

Somewhere as small as Rushlake Green, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

There’s a 12-month guarantee on every job, large or small.

Honest limits

To be straight with you, some problems need a different trade:

  • Damp problems in the wall away from the window
  • Condensation trapped between the panes
  • Soft or decayed wood in the frame

If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

Surfaces we seal

  • uPVC windows
  • Window sills
  • Patio & French doors
  • Composite doors
  • Aluminium frames
  • Timber windows & doors

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Ventilate rooms so frames do not stay wet inside
  • Keep paint off silicone joints
  • Wash the frames with mild soapy water
  • Don’t aim a pressure washer at the joints

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.

Frames and glazing around Rushlake Green

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Bateman's (about 4.2 miles north-east) are a reminder that the area around Rushlake Green has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Managing a site like Heathfield Community College? Then larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around The Parish Church of St Mary, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Rushlake Green questions

Will you come out to Rushlake Green?

Yes. Rushlake Green is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is Rushlake Green in your area for window mastic?

Yes. Our work covers London and the South East, and Rushlake Green is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing.

Can new sealant go over the old?

No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Are you insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Can landlords and businesses book you?

Yes. We work for householders, landlords, letting agents, businesses and hotels across East Sussex.

Does the work come with a guarantee?

Yes, for 12 months. A yearly look at the joints helps them last.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. Somewhere as small as Rushlake Green, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

What affects the quote in Rushlake Green

Your quote is based on your job. We look at:

  • How easy the joints are to reach
  • Mould in or behind the old joints
  • The product the joint needs
  • The old material and how stubborn it is

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

When you call or email, it’s useful to know:

  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, ring 0345 464 0079 or drop us an email.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

A DIY attempt does not rule out a professional job. We cut it out and start again.

Leave it or put it right?

Running fresh sealant over the old joint is tempting, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. The old mastic has to come out. In a small place like Rushlake Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, phone 0345 464 0079 or email us for an honest opinion and a quote.
