Window mastic in Ram Lane

Window mastic in Ram Lane

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that cannot flex, so deep gaps get backing rod first. The sealant then grips the two sides it should. Typical jobs include white mastic on grey or black frames and cracked sealant at the sill ends, across uPVC windows, composite doors and window sills.

Homes in small places like Ram Lane often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What affects the quote in Ram Lane

We quote each job individually. These are the things that affect it:

  • Whether the work is at height
  • Working hours on commercial sites
  • Mould in or behind the old joints
  • How many areas need sealing

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

What to tell us for a quote

When you contact us, these details help:

  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • Pictures of the joints, sent by email

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or send us an email.

Windows and doors in Ram Lane

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Godinton House (about 2.1 miles south-east) are a reminder that the area around Ram Lane has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Managing a site like The Hayesbrook School? Then larger buildings have plenty of frames, and the mastic around each one ages. Godinton House, about 2.1 miles south-east, is one of the historic houses in the wider area around Ram Lane, and older homes nearby need a sealant that suits their walls.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What we’re called out for in Ram Lane

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. That is what backing rod is for.

These are the problems we’re asked about most:

  • Cold air getting in at the frame edge
  • Sealant in the wrong colour for the frame
  • Untidy mastic left by window fitters
  • Rain getting in at the frame or under the sill

If you let a flat or house near Charing station, renewing tired window mastic between tenants heads off draught and damp complaints.

What to look for in a quote

  • Whether VAT is included
  • How long the guarantee is
  • How the colour is chosen
  • When the joint can take water or movement

10 questions to ask before booking

What sealant work can’t fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Draughts through the window seals rather than the frame
  • Penetrating damp from a failed cavity tray or render
  • Condensation trapped between the panes

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

Surfaces we seal

  • Timber windows & doors
  • uPVC windows
  • Patio & French doors
  • Aluminium frames
  • Window sills
  • Composite doors

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Avoid harsh chemicals near the mastic
  • Clean frames with a soft cloth and soapy water
  • Walk round the house once a year and look at the joints
  • Clear any debris from frame drain holes

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.

The process

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a morning for a couple of windows and a door. In a small place like Ram Lane, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

How the job changes by surface

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. Each is cleaned out and resealed.

Composite doors

A composite door usually sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.
