Window mastic for homes and businesses in Potters Corner

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. Typical jobs include untidy mastic left by window fitters and a bead that doesn’t match the frame, across uPVC windows, patio & French doors and aluminium frames.

Homes in small places like Potters Corner often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Questions from Potters Corner

Is Potters Corner in your area for window mastic?

Yes. Our work covers London and the South East, and Potters Corner is part of that. You can call 0345 464 0079 or email us and tell us what needs doing.

Will you come out to Potters Corner?

Yes, Potters Corner is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

How do I get a quote for window mastic in Potters Corner?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

What should I tell you?

Let us know what needs doing and where, plus photos if you have them. We will ask anything else we need to know.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Are you insured?

Yes. We are fully insured, and we have been doing sealant work for more than 20 years.

Different surfaces, different methods

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones aren’t used, as they can attack some metals. We use a neutral-cure product.

When to call us in Potters Corner

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. That is what backing rod is for.

These are the problems we’re asked about most:

  • Gaps left after new windows were fitted
  • Cracked sealant at the sill ends
  • Cracked or shrunken mastic around the frame
  • Black, perished sealant on frames

Schools such as Goat Lees Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What to look for in a quote

  • Is VAT in the price?
  • How the joint is cleaned and prepared
  • When the joint can take water or movement
  • What guarantee comes with the work

Our hiring checklist

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

For landlords and businesses

We also work for property managers and facilities teams in Potters Corner and across Kent. We can quote a run of properties together.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

When it is not the sealant

To be straight with you, there are a few things sealant will not fix:

  • Condensation trapped between the panes
  • A door that needs adjusting, rehanging or new seals
  • Rotten timber, which needs a joiner first

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before you book.

What we seal

  • Patio & French doors
  • Timber windows & doors
  • Composite doors
  • Aluminium frames
  • uPVC windows
  • Window sills

Potters Corner homes and the weather

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Godinton House (about 1.2 miles south-west) nearby, there’s older building stock in the area around Potters Corner as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Godinton House, about 1.2 miles south-west, is one of the historic houses in the wider area around Potters Corner. For landlords with property near Ashford International station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

How it works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a few frames, or a day or more for a whole house. In a small place like Potters Corner, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Clear the area around the work
  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children

Advice

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Keep paint off silicone joints
  • Wash the frames with mild soapy water
  • Wipe condensation off the frames
  • Keep solvents and bleach off the sealant

Most silicone sealants won’t take paint, so mention any painting plans before work begins. There are paintable sealants for joints that need it.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
