Windows and doors in Poynings

Historic houses like Portslade Manor (about 3.7 miles south) are a reminder that the area around Poynings has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to The Church of the Holy Trinity include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in.

How we handle window mastic in Poynings

Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on timber windows & doors, window sills and uPVC windows, and people most often call us about leaking joints at the ends of sills and black, perished sealant on frames.

Somewhere as small as Poynings, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

Looking after it afterwards

Looking after new joints is easy:

  • Keep drainage slots and sill grooves clear
  • Don’t use solvent cleaners on the joint
  • Walk round the house once a year and look at the joints
  • Keep paint off silicone joints

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

Why deal with it now?

A quick bead over the top of old mastic looks like an easy fix, but new sealant can’t bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. The old mastic has to come out. In a small place like Poynings, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning for a couple of windows and a door and we leave things clean and tidy. Somewhere like Poynings needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Advice

What we’re called out for in Poynings

Frames are never completely still. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. A sealant that can’t keep up eventually tears.

These are the problems we are asked about most:

  • Untidy mastic left by window fitters
  • Cracked internal joints between frame and plaster
  • Gaps where the sill meets the wall
  • Mastic that is falling out in pieces

Rented homes near Hassocks station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

10 questions to ask before you book

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We cut it out and start again.

What the job involves on each surface

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

Patio & French doors

Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

What we can’t put right

To be straight with you, there are a few things sealant won’t fix:

  • Draughts through the window seals rather than the frame
  • Faulty window hardware
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.
