Penilee: your questions answered

How do repairs to the shared parts of a tenement in Penilee get organised?

It normally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not.

Do you work for landlords with property near Hillington West station?

Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Will there be a smell?

There can be a smell while the sealant cures. Ventilation helps.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Where do you work from?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Will resealing my frames help with draughts?

If the draught is coming in around the frame, yes. If it’s coming through the window seals, we’ll tell you.

Can you seal the gap between the frame and the plaster indoors?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.

Do you have sealant for grey or black windows?

Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.

How we handle window mastic in Penilee

From a single sill to a whole house of windows, you will get a clear quote before any work starts. To get one, drop us a line at info@mrmastic.co.uk with the number of frames and any access details. We work on patio & French doors, window sills and timber windows & doors, and the jobs we see most are white mastic on grey or black frames and gaps left after new windows were fitted.

Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. Whether you’re in a tenement flat or a house in Penilee, the joint between frame and wall is what keeps the weather out.

Every job is covered by a 12-month guarantee, wherever you are in Glasgow.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Avoid harsh chemicals near the mastic
  • Keep paint off silicone joints
  • Keep paint and stain on wooden frames in good order
  • Keep jet washers away from the mastic

Most silicone sealants will not take paint, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

Different surfaces, different methods

Timber windows & doors

Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that, where a rigid one would crack.

What we’re called out for in Penilee

Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

These are the problems we’re asked about most:

  • Cracked sealant at the sill ends
  • Sealant in the wrong colour for the frame
  • Draughts coming in around windows and doors
  • Hard, cracked sealant around windows

Schools such as Rosshall Academy are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • Which colour the sealant will be
  • The length of the guarantee
  • Are they insured?

When something else is needed

To be straight with you, some problems need a different trade:

  • Damp coming through the wall itself rather than the frame joint
  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Patio & French doors
  • uPVC windows
  • Window sills
  • Timber windows & doors
  • Composite doors
  • Aluminium frames

Leave it or put it right?

A quick bead over the top of old mastic looks like an easy fix, but new sealant cannot bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

Why us?

  • We never seal over old sealant
  • White, clear, grey or coloured to suit, where the product allows
  • Trusted Arbo and Everbuild sealants
  • ARBOMaster approved applicator

For landlords with property near Hillington West station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
