Window mastic in Parkhouse

Frames and glazing around Parkhouse

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Historic houses such as Tenement House, about 1.7 miles south-west, show how far back building around Parkhouse goes. If you let a flat or house near Ashfield station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

About our window mastic in Parkhouse

Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. Typical jobs include rain getting in at the frame or under the sill and a bead that doesn’t match the frame, on window sills, timber windows & doors and patio & French doors.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

All our work comes with our 12-month guarantee, wherever you are in Glasgow.

Why deal with it now?

Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What you get with us

  • A 12-month guarantee on all work
  • Colour picked to suit the job
  • Sanitary silicone with an anti-fungal additive in wet areas
  • We are fully insured

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Keep timber frames painted
  • Paint up to the joint, not over it
  • Don’t use solvent cleaners on the joint
  • Look round the frames every year or so

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

What happens on the day

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a few frames, or a day or more for a whole house. Somewhere like Parkhouse may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • Let us know about parking restrictions
  • Clear items away from the joints we are working on
  • Keep children and pets away from the work area

What we’re called out for in Parkhouse

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.

It’s worth asking for a quote if you see:

  • Leaking joints at the ends of sills
  • Cold air getting in at the frame edge
  • Hard, cracked sealant around windows
  • Old mastic that has gone black or come away

For site and facilities teams at buildings such as St. Roch's Secondary School, its window and door frames need their mastic kept sound, just like a home’s.

Comparing quotes

  • When the joint can take water or movement
  • Whether all the old sealant comes out first
  • How the surfaces are prepared before sealing
  • Are they insured?

What do you need from me for a quote?

Let us know what needs doing and where. We will ask anything else we need to know.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Worn gaskets, brush seals or a door that has dropped
  • Penetrating damp from a failed cavity tray or render
