When it is not the sealant

Sealant is not the answer to every problem, and we’ll tell you before we start. It won’t solve:

  • A failed sealed unit that has misted up
  • Faulty window hardware
  • Rotten timber, which needs a joiner first

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

Window mastic for homes and businesses in Newbury Park

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We’re often asked to deal with cracked internal joints between frame and plaster and cold air getting in at the frame edge, on composite doors, window sills and uPVC windows.

Many London homes are flats, with windows high above the street. Who looks after the outside of the frames can depend on the lease, so check that first, and access in Newbury Park is something to talk through when you book.

Your job is guaranteed for a year, as with all our work.

What happens if it’s left?

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Why us?

  • Every job guaranteed for a year
  • Domestic, commercial and hotel work
  • Approved under the ARBOMaster scheme
  • We leave the area clean and tidy

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The process

On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. Most jobs take most of a day for a typical house, less for a few frames. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Newbury Park. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Getting ready for the visit

  • Mention any tricky access
  • Mention any sign-in or site rules at work premises
  • Tell us if parking is tricky

The price is agreed before any work begins. It takes into account:

  • The old material and how stubborn it is
  • The type of sealant required
  • Access and height
  • Whether there’s mould to deal with

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

Helping us quote

When you contact us, these details help:

  • If someone has resealed it before
  • Roughly how big the job is
  • Pictures of the joints, sent by email
  • The type of property

Getting a quote is simple: let us know what needs doing and where. A few photos by email make the job easier to understand.

Surface by surface

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

Frames and glazing around Newbury Park

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking.

Letting a property close to Seven Kings station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. In the older streets around Saint Laurence Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Managing a site like Newbury Park Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages.

Aftercare tips

Looking after new joints is easy:

  • Repaint timber before it’s bare
  • Do not aim a pressure washer at the joints
  • Look round the frames every year or so
  • Clean frames with a soft cloth and soapy water

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.
