Window mastic for homes and businesses in Molash

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. We work on patio & French doors, uPVC windows and aluminium frames, and the jobs we see most are cracked or shrunken mastic around the frame and white mastic on grey or black frames.

Outdoor sealant needs dry, clean surfaces, so work on frames around Molash is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What we do, step by step

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for a handful of frames, longer for a whole house. In a small place like Molash, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Your questions about window mastic in Molash

I let a flat near Wye station. Can you help?

Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Do you cover smaller places like Molash?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Can I paint over the new sealant?

Not if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

How many windows can you do in a day?

The work takes a morning for a couple of windows and a door. Access and the amount of old mastic make the biggest difference.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Frames and glazing around Molash

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Belmont House and Gardens (about 3.8 miles north-west) nearby, there’s older building stock in the area around Molash as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Homes close to Church of St Peter include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Wye station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Clean frames with a soft cloth and soapy water
  • Paint up to the joint, not over it
  • Avoid harsh chemicals near the mastic
  • Check the mastic once a year

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

Leaks normally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

What happens if it’s left?

Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. Around Molash, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

What affects the cost of window mastic

Jobs vary more than people expect. The main factors:

  • The size of the job
  • Mould in or behind the old joints
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • How we’d reach the joints
  • If someone has resealed it before
  • Pictures of the joints, sent by email

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
