Signs you need window mastic in Minstead
Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, and a gap filled solid cannot flex. Backing rod sets the right depth.
Any of these means the joints need attention:
- Cracked or shrunken mastic around the frame
- Gaps where the sill meets the wall
- Old mastic that has gone black or come away
- Gaps left after new windows were fitted
For an older house near a landmark such as Church of All Saints, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

What we do, step by step
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes a morning for a couple of windows and a door in most cases. Somewhere as small as Minstead, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by checking each window and door with you.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Every joint is checked before we leave.
Getting ready for the visit
- Mention any tricky access
- Where the joints are inside, avoid wetting them before we arrive
- Keep children and pets away from the work area

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
What we cannot put right
New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:
- Damp coming through the wall itself rather than the frame joint
- A sash or casement that won’t close properly
- Soft or decayed wood in the frame
If you are not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Common questions in Minstead
Is Minstead within the area you cover?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Ashurst New Forest station?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.
Do you have insurance?
Yes. Mr Mastic is fully insured.
How long does it take to reseal the windows on a house?
That depends on the number of frames, how they’re reached and the state of the old mastic. You’ll know the timing when we quote.
Can new sealant go over the old?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few pictures.
How long should I leave it?
That depends on the sealant used, so please follow the time we give you when we finish.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Paint up to the joint, not over it
- Keep timber frames painted
- Wash the frames with mild soapy water
- Walk round the house once a year and look at the joints
Silicone cannot normally be painted, so mention any painting plans before we start. There are paintable sealants for joints that need it.
Leaks usually show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
How the job changes by surface
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.
Composite doors
A composite door generally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.
